The development is a 32 unit industrial tilt panel complex
that has 81 parking spaces provided including disabled
parking. The majority of the units have undercover parking
that is
directly in front of their unit for easy of use. All
units have suspended
mezzanine office areas protruding from the sheds which
are designed to maximise the usable internal area of
the workshops.
- Tenancy sizes ranging from 225m² to 241m².
- Uses: The area is zoned core Industry and the approval is
for general industry sheds.
- 150mm tilt panel construction with min. 6m to underside purlins.
- 2º ZA roof with 50mm roof insulation to underside
of roof, on top of purlins. No paint to internal warehouse

- Minimum 63 amps per phase power supply terminating
at sub-boards, double power points throughout as per
plans.
- 400w mercury vapour high bay lighting to warehouse,
36 kw fluros surface mounted to first floor and ground

- Oyster lights to WC and airlocks.
- Sustained exit lights to designated exits.
- Emergency lights per plans.
- 5 pair phone cable terminating at IDF distribution
board to ground floor showroom with 1 x to first floor.

and certifiers requirements,these changes may need to be
completed after the certificate of classification has been
given on the complex. This will be assessed and a time
frame placed on each contract dependant on what work
is required.
