List of Inclusions
The development is a 52 unit industrial tilt panel complex
that has 129 parking spaces provided including disabled
parking. The majority of the units have undercover parking
that is
directly in front of their unit for ease of use. All
units have suspended
mezzanine office areas protruding from the sheds which
are designed to maximise the usable internal area of
the workshops.
- Tenancy sizes ranging from 102m² to 570m².
- Uses: The area is zoned core Industry and the approval
is for general industry sheds.
- 150mm tilt panel construction with min. 6m to underside
purlins.
- 2ºZA roof with 50mm roof insulation to underside
of roof, on top of purlins. No paint to internal warehouse
walls. Paint
to first floor office panel walls. Light texture paint
to external walls facing roads and driveways (no paint
to walls abutting
rear and side alignment that cannot be seen). 1 sealer,
2 top coat system to tilt panels
- Electric roller shutters, powder coated 3.6w x 4.8h.
- 150mm concrete floors to warehouse areas, 125mm to G.F
office areas, 150mm concrete to driveways and 125mm concrete
to
car parks, external concrete 32mpa, internal concrete
25mpa, no
painting of internal floors.
- Powder coated window frames with tinted glass.
- Paint internal office and/or first floor showroom (dependant
on tenant's requirements) 70 x 35 and 90 x 35 gyprock
lined internal walls and ceiling and FC external walls
facing
warehouse of partitions. 2 coatsystem to gyprock and
FC sheeting.
- Soli-core doors to external man doors with satin chrome
door handles, hollow-coreredi-coat doors internal, satin
chrome
door handles, 1 undercoat 2 topcoat gloss paint.
- Gyprock ceiling to ground floor office/showroom and/or
suspended ceiling to first floor office showroom (dependant
on tenant's
requirements).
- Carpet to first floor office area.
- Ceramictiles to water closet including 1 row of skirting
tiles to perimeter ofwalls. Min 300 splashback to sinks
and hand
basin.
- Disabled toilets to each ground floor with toilet roll
holder, china wall basin with pillar tap and towel ring.
- Stainless steel grab rails to disabled toilets.
- Wall mirrors 600 x 1200 and a vanity shelf to disabled
toilets.
- Caroma toilet suite china bowl and plastic cistern.
- Odour out / exhaust venting to water closets and airlocks
to ASA.
- 1500mm melamine cabinets and stainless steel sink and
flick-mixer, one set of draws (no overhead cabinets).
- No hot water to sink or basins and no hot water heater.
- Fire extinguisher to each level office and showroom per
plans.
- Minimum 63 amps per phase power supply terminating at
sub-boards, double power points throughout as per plans.
- 400wmercury vapour high bay lighting to warehouse, 36
kw fluros surface mounted to first floor and ground
floor office/showroom.
- Oyster lights to WC and airlocks.
- Sustained exit lights to designated exits.
- Emergency lights per plans.
- 5 pair phone cable terminating at IDF distribution board
to ground floor showroom with 1 x to first floor.
- Double GPO power points per plan.
- 3 phase x 20 amp circuit to electric roller shutters.
- One 5 – 8kw split system air-conditioner to each
office area.

All optional extras mentioned and other modifications for

to council and certifiers requirements, these changes may
need to be completed after the certificate of classification
